Calling about a sale, a lease or a claim

Buying or selling. Say which side you are on and when the closing is set. A seller's disclosure in Louisiana is meant to cover mold problems past and present, and a buyer usually wants the assessment report in hand before the inspection period runs out, so the visit is booked with that date in view.

Renting. Landlords and tenants both call. Mention who owns the property, who lives there, and whether the other side knows about the problem yet. The written report is the same document for both.

Insurance. Have the claim number and the adjuster's name if you have them. Adjusters tend to ask for the cause of the water, photos and moisture readings, all of which go into the assessment report.
