Why fast matters — the 48- to 72-hour mold window

  4. Moisture mapping. Every wall, floor, and ceiling in the affected zone gets a moisture reading with pinless meter. Extent is documented (readings + photos) — this is the insurance record.
  5. Dehumidifier + air-mover placement. Commercial LGR dehumidifiers plus a calculated number of axial air movers based on wet square footage. The drying chamber is contained where practical — plastic on doorways, HVAC balanced.
  6. Daily monitoring log. Meter readings recorded daily until dry standard is reached. Log is signed and dated — this is the S500 documentation.

Standard homeowner policies typically cover sudden and accidental water discharge — a burst supply line, an appliance failure, a roof leak from a wind event. Will you rip out my kitchen or bathroom?
